How Far in Advance Do Top Luxury Hotels, Riads and Desert Camps Book Out in High Season in Morocco?

The Short Answer
Book 3–6 months in advance for the best luxury properties. Allow up to 12 months if you have your heart set on a specific room, a particular desert camp, or you're travelling during Christmas and New Year.
Peak season (October–November, March–May, and Christmas/New Year) fills up much faster than most travellers expect.
At the very moment I'm writing this article, October requests are already becoming a daily frustration. Without long-standing relationships, finding the best luxury properties has become exceptionally difficult. March is following exactly the same pattern.
Morocco has become a seller's market.
The best hotels, riads and desert camps no longer compete for guests. Guests compete for availability.
Disclaimer for Groups & MICE: Conditions are different. Planning often starts 12 months or more in advance.
What Most Travel Guides Won't Tell You About Booking Luxury Hotels, Riads and Camps in Morocco
Most travel guides simply tell you to book in advance without ever explaining what that actually means. Here's the reality. The key to a successful luxury hotel, riad or camp booking in Morocco is understanding the timeline.
High Season (October–November, March–May, Christmas/New Year)
Property Type | Recommended Booking Window |
Top luxury properties | 4–6 months |
Luxury desert camps | 4–6 months |
Exclusive villas (La Palmeraie) | 6–8 months |
Boutique riads (under 10 rooms) | 3–4 months |
Mid-range riads | 2–3 months |
Shoulder Season (September, February, June)
Property Type | Recommended Booking Window |
Top luxury properties | 2–3 months |
Boutique hotels & riads | 1–2 months |
Mid-range riads | 1 month |
Low Season (July–August, January)
Property Type | Recommended Booking Window |
Luxury properties | 1–2 months |
Most riads | 2–4 weeks |
The Specifics
Marrakech
The most sought-after luxury properties—including Royal Mansour, La Mamounia, Amanjena, and the finest boutique riads—often see their best room categories disappear months before arrival.
Boutique riads with just 5 to 8 rooms frequently have very limited availability 3–4 months before travel.
Suites and rooms with private terraces are almost always the first to sell.
Fes
Competition is slightly less intense than in Marrakech, but the finest riads still book 3–4 months in advance during high season.
Properties with panoramic terraces, historic architecture or exceptional views disappear quickly.
Desert Camps
The most exclusive desert camps operate with very limited capacity.
High season generally requires 4–6 months of advance planning.
For Christmas and New Year, allow up to 12 months for the finest camps.
Private Villas
Luxury villas in La Palmeraie should be booked 6–8 months in advance during high season.
Some villa owners also require a minimum stay of seven nights during peak periods.
The Realistic Timeline
Time Before Travel | What You Should Book |
12 months | Christmas & New Year, exclusive camps, private villas, specific luxury properties |
6 months | Top riads, luxury camps, high-season villas |
4 months | Most luxury riads and boutique hotels |
2–3 months | Mid-range riads and standard hotels |
1 month | Larger hotels and budget accommodation |
The Market Reality
The booking windows in this article reflect the long-term reality of Morocco's luxury travel market. However, availability is constantly evolving.
At the time of writing (July 2026), October availability is already under significant pressure, while March is beginning to tighten. Without long-standing relationships, securing the most sought-after luxury properties is becoming increasingly difficult.
The trend, however, remains unchanged. Morocco has become a seller's market. The finest hotels, boutique riads, private villas and luxury desert camps have limited inventory, and demand continues to outpace supply during the most popular travel periods.
If you're reading this months or even years after publication, the exact months may have changed—but the principle hasn't.
The best properties are usually the first to disappear.
One of the biggest misconceptions is that booking early automatically means booking non-refundable. It doesn't.
Many luxury hotels still offer flexible rates with free cancellation until one month, two weeks, or even one week before arrival.
Those conditions become stricter as occupancy increases, which is exactly why booking early often gives you both better availability and better flexibility.
Book early, choose the flexible rate whenever possible, and relax.
Groups and MICE Disclaimer
For Groups and MICE (Meetings, Incentives, Conferences and Exhibitions), the rules are different.
Planning often begins 12 to 18 months before arrival, particularly for luxury properties and large room allocations.
If you're organising a corporate event, incentive trip or group journey, start the conversation early. The dynamics are different, and so are the timelines.
The Flexibility Factor
If you're flexible with your travel dates, you can often find availability later.
However, certain luxury properties—including Royal Mansour, La Mamounia, Amanjena, and the most exclusive boutique riads—operate on a completely different calendar.
They genuinely require advance planning.
The same applies if you're looking for a specific suite or a small luxury desert camp with only a handful of tents.
The cancellation policy is your friend.
Secure your reservation early, choose a flexible rate whenever possible, and adjust later if necessary. Waiting rarely creates better options at least in the actual market conditions.
Peter's Tip
Book early and avoid the risk.
Choose the flexible rate with free cancellation whenever possible.
Then stop worrying.
One thing I see travellers underestimate time and time again is that availability isn't determined only by when you travel. It's also determined by what you expect from the property.
Planning a luxury stay in Marrakech during the summer and insisting on a swimming pool?
Those riads are usually the first to disappear.
Travelling in winter and looking for a heated pool, an open fireplace or a spa? Your shortlist immediately becomes much smaller.
The more specific your wish list becomes—a private terrace, family suite, plunge pool, wellness facilities or panoramic views—the fewer suitable properties remain available.
You're no longer competing for a room; you're competing for a very limited number of rooms that match your expectations.
Luxury Morocco has a structural limitation: there simply aren't that many rooms. Unlike destinations built around large beach resorts, many of Morocco's finest places have between five and twenty rooms.
One cancelled reservation can create availability overnight, while one group booking can remove an entire property from the market.
There's another point that travellers often overlook. In a dynamic pricing environment, the further away you book from your arrival date, the stronger the cards you hold.
More room categories are still available, more rate plans are offered, cancellation conditions are generally more flexible and, in many cases, prices are still in your favour.
As your arrival date approaches, those cards gradually move into the hands of the hotel.
Availability becomes scarcer, prices adjust as occupancy increases, and booking conditions often become more restrictive.
So if you already know your travel dates, book early, choose the flexible rate with free cancellation, and let time work in your favour instead of against you.
The Bottom Line
Luxury travel in Morocco rewards those who plan ahead.
The finest riads, luxury hotels, private villas and desert camps all have one thing in common: limited availability.
As the Market Observation above illustrates, availability in Morocco can change remarkably quickly. The exact pressure points will vary from season to season, but one thing rarely changes: the finest properties are the first to sell. Planning ahead isn't a luxury—it's often the difference between getting the hotel you wanted and settling for what's left.
Book 4–6 months in advance for most luxury travel, and up to 12 months if you're targeting a specific property or the busiest travel periods.
For Groups and MICE, begin planning 12–18 months ahead. The conditions are different, and the timeline is considerably longer.
